Lead and manage multifamily renovation and capital improvement projects from scope development through completion.
Translate corporate directives and investment strategies into actionable plans for site teams.
Ensure all projects comply with local codes, permitting requirements, and company design standards.
Support onsite teams in understanding project scope, expectations, and timelines.
Oversee procurement of materials, equipment, and services; ensure adherence to budget and quality standards.
Negotiate contracts, pricing, and service agreements to achieve cost-effective, quality outcomes.
Prepare project schedules, timelines, and phasing plans to minimize disruption to residents and operations.
Conduct property site walks to assess needs, verify conditions, and develop accurate project scopes and budgets.
Communicate project updates, challenges, and milestones clearly and proactively across all stakeholders.
Review and approve invoices, change orders, and contractor proposals.
Conduct regular site inspections to ensure workmanship meets company standards.
Source, vet, and manage contractors, suppliers, and third-party vendors.
Ensure all projects meet financial and performance targets.
Produce weekly or monthly progress reports, including schedule updates, budget variance tracking, and risk assessments.
Act as the primary point of contact between onsite teams, regional leadership, and corporate departments.
Develop accurate CapEx budgets and track expenditures throughout the project lifecycle.
Identify and mitigate risks, delays, and operational disruptions.
Perform punch walks and ensure completion of all final inspections.
Coordinate contractor mobilization, monitor progress, and ensure compliance with safety and building standards.

3+ years of experience in multifamily housing with direct exposure to CapEx, renovation, or value-add projects.
Willingness to travel regularly to various properties (regional travel required).
A highly practical, field-oriented operator who understands the realities of onsite multifamily operations.
Comfortable with both corporate communication and hands-on fieldwork.
Proactive, solutions-oriented, and capable of managing multiple moving parts in a fast-paced environment.
Ability to interpret construction plans, scopes, and budgets.
Strong organizational and time-management skills with attention to detail.
Proficiency with project management tools, spreadsheets, and vendor management platforms.
Ability to travel
Proven ability to manage multiple projects concurrently across different sites.
Excellent communication and interpersonal skills; comfortable bridging the gap between onsite personnel and corporate leadership.
