Maintenance Technician

Description

The Maintenance Technician supports property maintenance processes, handling corrective, preventative, routine, emergency, and cosmetic work, and assists with the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

• Attend the site daily as required.
• Respond promptly to resident and management work orders for common areas, buildings, and units.
• Perform repairs and replacements needed in community common areas and units.
• Assist in scheduling and executing maintenance and repair turn events.
• Clean exterior grounds, breezeways, and common areas each day.
• Maintain swimming pools, including cleaning and accurate chemical logging.
• Inspect grounds, buildings, and community features daily to identify and correct hazards.
• Execute a preventative maintenance program to extend property life and reduce future repairs.
• Follow Asset Living's key policies and safety standards.
• Keep the maintenance shop organized, properly stocked, and compliant with OSHA guidelines.
• Support the hazard communications program and promote safe work practices.
• Participate in unit inspections when requested.
• Monitor inventory of equipment and supplies as needed.
• Maintain accurate records of service requests, EPA/OSHA compliance, preventative maintenance, make‑ready status, and work in progress.
• Assist with upkeep and cleaning of the office, common areas, and model unit.
• Report any violations of community rules to the Maintenance Supervisor or Community Manager.
• Participate in on‑call emergency response at the community.
• Use property resources, equipment, and supplies efficiently.
• Deliver excellent customer service and monitor request turnaround times.
• Ensure consistent and professional interactions with residents.
• Enforce community policies delegated by the immediate supervisor.

Requirements

Candidates must have a high school diploma or equivalent, basic computer skills, and an understanding of Fair Housing Laws and OSHA requirements.

The role requires regular physical activity, including climbing ladders, lifting objects over 100 lb, working in confined spaces, and being on‑call for emergencies, with occasional overtime, weekends and night shifts. Reliable transportation is also required.

Compensation ranges from $25 to $28 per hour and includes a comprehensive total rewards package with medical, dental, vision, life, disability insurance, 401(k) matching, performance bonuses, paid sick days and company holidays.
