On occasion, it may be required to move furniture from one model unit to another or move furniture items in a resident's apartment to accomplish certain repairs or to correct flood damage. This may require that items be moved that weigh several pounds to over 300 pounds.

Report all major repair needs requisitions to Maintenance Supervisor prior to any expenditure of funds.
The Renovation/Punch Technician will conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
It will be required to perform certain resident service functions or make upgrades to the apartment home. An example would be to install lighting or ceiling fans. Both duties would require the work to be done using a step ladder while lifting.
Address all resident requests and complaints in an open, professional manner.
Aware of the condition of the property at all times and take immediate steps to report any unsafe conditions to the Maintenance Supervisor.
Diagnose and perform minor or routine maintenance, installation or repair in and surrounding vacant units as directed, involving the following on a daily basis: Electrical and plumbing; Appliances (new / old); Stairs, patios, railings; Interior/exterior lights to include ceiling fans; Fireplaces wood burning and gas; Gas fixtures; Shutters, doors, cabinets, windows, sliding glass doors; Water heaters, gas and electric; Door locks, mail boxes and locks; Leaks; Sheetrock repairs; Painting.
Receive resident complaints in a calm, open, and professional manner
At certain times it will be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All of these functions require different physical exertion and their weight depends on the particular equipment (usually in excess of 100 pounds).
Remove and relocate appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
Perform work area clean-up and safety related duties.
Coordinate, set up, attend and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.

Communicate with residents and prospects in a manner consistent with Pegasus standards
Proficient in carpentry, electrical, plumbing, etc. information as required by daily operation.
A complete clean and neat uniform and nametag must be worn when working on any Pegasus Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to Pegasus policy
Must be able to lift up to 100 pounds.
Aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
