The manager coordinates due‑diligence activities, reviews seller materials, and focuses on geotechnical, environmental, and zoning entitlements for new data centers. They collaborate with the pre‑construction team to define scopes, direct consultants and land‑use attorneys, and synthesize inputs from design, construction, legal and other stakeholders into a complete development schedule. Findings and recommendations are presented to senior leadership using trackers and Gantt charts.
- Lead and coordinate internal and consultant due‑diligence activities for potential site acquisitions in the Americas.
- Provide technical input to the Acquisitions team for market evaluations.
- Review seller‑provided materials for accuracy, completeness, and viability.
- Assess geotechnical investigations, environmental site assessments, and zoning/entitlement requirements for data‑center projects.
- Work with the DE&C preconstruction team to develop scope of work based on due‑diligence findings.
- Direct land‑use attorneys, civil engineers, environmental firms, and other consultants to evaluate project risks and permitting timelines.
- Manage third‑party environmental and geotechnical consultants to ensure timely reporting.
- Synthesize inputs from design, construction, development, legal, and other internal teams to create a full development schedule.
- Ensure deliverables meet internal standards and project objectives.
- Present findings, risks, and recommendations to senior leadership using due‑diligence trackers and Gantt charts.

The ideal candidate has 5–10 years of front‑end site development, design, construction or technical due‑diligence experience, preferably in data‑center or industrial real‑estate projects, and a strong grasp of zoning, permitting, utility coordination, geotechnical and environmental review processes. Relevant certifications such as PMP or PE are a plus, and the ability to manage multiple deals, consultant scopes, budgets and communicate complex findings to executives is essential. Backgrounds in architecture, civil engineering, construction management or real‑estate development are considered.
- 5–10 years of front‑end site development, design, construction or technical due‑diligence experience, preferably in data‑center or industrial real‑estate.
- Experience with data‑center or hyperscale infrastructure development (highly desirable).
- Knowledge of land acquisition and real‑estate legal frameworks across multiple U.S. jurisdictions.
- PMP, PE, or similar certification (a plus).
- Proven ability to lead cross‑functional due‑diligence for large‑scale projects.
- Strong understanding of zoning, permitting, entitlements, utility coordination, geotechnical and environmental review processes.
- Excellent organizational and project‑management skills; ability to handle multiple deals concurrently.
- Experience procuring, managing, and budgeting consultant scopes and schedules.
- Strong written and verbal communication; ability to present complex findings to executives.
- Ability to work independently and collaboratively; background in architecture, civil engineering, construction management, or real‑estate development.
