The Maintenance Manager works closely with the Community Manager and Assistant Manager to boost net operating income by maintaining the property’s interior and exterior to RPM standards while staying within budget. Prompt, safe, and efficient repairs are essential for resident retention.
Key duties include supervising maintenance staff, developing a skilled team of technicians, managing the maintenance budget, securing competitive bids, and processing purchase orders and invoices. The manager reviews and prioritizes work orders, ensures compliance with fire and safety codes, oversees construction projects, and maintains detailed records. Additional responsibilities involve troubleshooting HVAC, electrical, and plumbing systems, responding to emergencies, implementing preventative maintenance plans, and being on‑call for after‑hours issues. Mentoring and training staff to enhance their capabilities is also a critical component of the role.
Candidates should possess a high school diploma or GED (preferred), at least two years of multifamily maintenance experience, and a minimum of one year of supervisory experience (preferred). EPA certification is required, while CPO certification is preferred. Proficiency with Microsoft Office, project management tools, and a valid driver’s license are also required.
The position demands physical abilities such as walking, standing, climbing ladders, lifting up to 50 pounds, and using power tools, as well as the capacity to read blueprints and operate computer systems. The work environment includes outdoor exposure, confined spaces, heights, and potentially hazardous areas.
