Obtains and prepares all operation and maintenance manuals, as-built documents as required to close-out the project
Supervises quality program and addresses all issues listed on the quality report/FHA/ADA
Qualifies subcontractors on assigned projects including invitation to bid, estimating and budgeting
Reviews and understands the contract between owner and general contractor in relationship to protecting TCR regarding construction issues. Complies with contract to ensure project meets owner’s goals
Assist in completion of monthly internal progress report which gives cost summary, schedule, and forecast for completion
Oversees assigned subcontractors to ensure timely scheduling and meeting completion deadlines
Provides recommendations for project aspects including scheduling, cost control, supervision and labor relations
Ensures materials and equipment are released for fabrication in time for their delivery as required on the project
Ensures initial plans and specifications are issued to subcontractors and suppliers as well as to on-site associates
Examines construction drawings and specifications for appropriate construction details and completeness of information, suspected constructability, potential code violations, and advises the Project Superintendent of issues
Helps resolve punch list issues prior to occupancy
Distributes revised Contract Documents to all plan holders and ensures timely response to any changes
Implements procedures for the project that satisfy the contract requirements and all items necessary for efficient and proper execution of the work, in accordance with established TCR Construction Policies and Procedures Handbook
Keeps detailed records of RFIs, change orders, and general project correspondence
Supervises safety program at the jobsite and with the superintendent monitors the bi-monthly safety reports
Works with Project Manager to set pre-construction dates for scheduling subcontract awards, approvals, etc.
Verifies that all subcontract agreements or purchase orders are executed and that all insurance requirements have been satisfied and are in compliance with TCR standards prior to subcontractors mobilizing on site
