Description

The Make-Ready Technician ensures vacant units meet Greystar’s quality standards for re-leasing by performing technical and mechanical work that turns apartments into market-ready condition. The role follows the community’s make-ready checklist to complete all necessary repairs and improvements before a resident moves in.

Key duties include caulking and sealing around windows, sinks, toilets, bathtubs, and showers; inspecting and repairing or replacing damaged sheetrock; performing touch-up painting; and assisting with grounds, common areas, and amenity maintenance such as trash removal, pressure-washing, and painting curbs and signage.

The technician supports cost-cutting initiatives by fixing rather than replacing parts, uses materials efficiently, completes documentation promptly, and adheres to Greystar’s safety and risk-management policies, including OSHA training and incident reporting.

• Perform technical and mechanical work to prepare vacant apartments for re-leasing.

• Maintain grounds, common areas, and amenities through cleaning, pressure-washing, and painting.
• Fix rather than replace parts to control costs and use materials responsibly.

• Follow Greystar safety policies, attend OSHA training, and report incidents.
• Provide courteous customer service by addressing resident questions and complaints efficiently.

Requirements

Physical demands require standing, walking, bending, climbing ladders, and lifting up to 25 lb independently or 50 lb with assistance, while working indoors, outdoors, and in all weather conditions; the role also involves on-call availability during evenings, weekends, and holidays.
