ASSISTANT CHIEF ENGINEER

Description

The Assistant Chief Engineer role is responsible for the safe and efficient operation of our buildings, maintaining the integrity and value of physical assets. This position combines field supervision, inspection of work, and office administrative duties, requiring initiative, technical expertise, and personal accountability in a high‑risk critical environment.

Key responsibilities include managing operational accounts and budgets, overseeing building systems such as fire/life safety, HVAC, plumbing, and electrical, analyzing energy usage, and maintaining a preventive maintenance program. The role also involves project management duties, coordinating with contractors and tenants, preparing reports and as‑built drawings, and leading a team of maintenance staff and third‑party vendors.

• Manage operational accounts, develop operating and capital budgets, and track expenditures for contracts and maintenance.
• Oversee building systems—including fire/life safety, HVAC, plumbing, and electrical—and ensure compliance with design specifications.
• Analyze energy consumption and implement cost‑saving measures while maintaining a preventive maintenance program.
• Lead and coordinate a team of maintenance staff and third‑party contractors for a portfolio exceeding 1,000,000 sf.
• Conduct inspections, troubleshoot equipment, and respond to emergencies (fire, evacuation, equipment failure) on‑call.
• Prepare clear records, reports, correspondence, and as‑built drawings; schedule maintenance to minimize business interruption.
• Provide technical guidance, on‑the‑job training, and performance evaluations for maintenance technicians.
• Maintain a valid Texas driver’s license, proof of insurance, and comply with company vehicle and safety policies.

Requirements

General duties require strict adherence to safety standards, OSHA and health codes, emergency response, vendor compliance, and accurate documentation. The position operates on an on‑call rotation, requires a valid Texas driver’s license and insured vehicle for travel between properties, and expects participation in industry organizations for ongoing skill development.

Candidates must have at least five years of commercial building operations experience, two years of trade schooling in electrical or HVAC systems, and relevant licenses or certifications such as an electrical license, HVAC license, Boiler Operator Certificate, and EPA 608. Additional qualifications include an associate degree or equivalent, proficiency with Microsoft Office, the ability to lift 50 lb, and the physical capability to work in various weather conditions.

• Require 5+ years of commercial building operations experience and trade schooling in electrical system design, refrigeration, or HVAC.
• Hold relevant licenses/certifications (electrical license, HVAC license, Boiler Operator Certificate, EPA 608, Operating Engineers license preferred).
• Proficient in Microsoft Office Outlook; intermediate skills with Excel and Word.
• Ability to lift 50 lb, work in all weather conditions, and meet vision and physical requirements.
