Assume primary responsibility for MEPF project quality, schedule, and profitability.
Preconstruction - assist in estimating new work.
Plans project start-up and mobilization using the sequential PM start-up checklist.
Prepare MEPF project progress reports in consultation with the Project Superintendent
Establish the MEPF project schedule, detailed estimate and staffing requirements with Project Superintendent
General Superintendent - works together as a team; establishes and maintains a project responsibility matrix, schedules and budgets; coordinates changes; and monitors the quality of work.
Change Order Log
Legal/Risk Mgmt. – Ensure appropriate coverage and licenses are in place, and reporting of incidents and claims.
Prepares performance evaluations for those employees directly supervised.
Develops and maintains good relationships with managers of clients, architects, and engineers.
Manage all owner and subcontractor change orders and claims which pertain to MEPF systems
Manage and implement cost control procedures and prepare monthly cost and profitability reports
Coordinates with the Project Superintendent, subcontractors and suppliers
Accounting - discuss cost monitoring.
Human Resources – Ensuring that all recruiting/on-boarding and close-outs initiatives are done timely. Attend appropriate training and development. Become fully familiar with the Company’s policies and procedures, and Performance Management System.
Manage the MEPF complete shop drawing/submittal register and update regularly.
Assists with the completion of close out responsibilities
Manages, consolidates and submits pay applications
Assist with the preparation and updating of the following information sources weekly:
Conducts subcontractor and vendor buyout meetings in conjunction with Project Pre-construction Manager and Project Superintendent.
Prepare "as-built" drawings
Manages the integration of plans and designs for MEPF (Mechanical, Electrical, Plumbing, and Fire protection) systems, ensuring they meet the specific project requirements.
Assists with developing project budget and schedule of values.
Ensures that the appropriate insurance coverage is in place.
Implement and manage maintenance programs for the MEPF Systems, including preventative maintenance and storage requirements.
Ensures completion of items from corrective action lists and punch lists.
Owner and Architect - develop and maintain a professional working relationship.
Obtains necessary contractual documentation from subcontractors and vendors.
Perform work in a safe manner and actively encourage others to comply with safety rules and regulations
Clients - maintain relationships with client managers and pursue opportunities of repeat business.
Prepare operations and maintenance manuals
Guide the professional development of subordinate project management staff through programs of instruction and training.
Assists with preparing the General Contractor's Application for payment, monitoring retainage.
Participate in OAC meetings on a monthly or bi-weekly basis.
Assist with the preparation and updating of the following information sources monthly:
Manage all buyout meetings with all subcontractors and vendors, ensuring participation by the project Pre-construction Manager and Project Superintendent.
Prepare subcontracts and purchase orders with input from Project Pre-construction Manager and Project Superintendent.
Obtain all warranties and guaranties
Review all shop drawing and engineering details.
Oversee the commissioning of MEPF systems including troubleshooting, diagnosis and resolution of issues.
