The Groundskeeper position in the Maintenance department reports to the Community Director and Service Director and is classified as non‑exempt. The role is responsible for maintaining the exterior appearance of the community, including grounds, amenities, and curb appeal, and for completing minor repairs as directed by the Service Director.

- Organizational Ambassador: engage with residents, prospects, associates, and stakeholders to understand needs and uphold company culture values.
- Project Management: create and maintain clear, sequenced plans to launch projects successfully.
- Change Management: lead cross‑functional teams through change programs, using frameworks and influence modeling.
- Community Service: participate in activities outside daily business to enhance company stature, including industry associations and community involvement.
- Inspect community daily to remove litter, debris, pet waste, keeping common areas clean.
- Remove trash from vacant apartments, transport to dumpster/storage, and maintain storage areas.
- Perform minor and routine service requests and assist make‑ready specialist.
- Change locks per policy and ensure pool gate safety compliance.
- Distribute notices and communications to residents.
- Report hazards or dangerous situations to supervisors.
- Provide respectful customer service, answer resident questions, and handle complaints.
- Follow safety and risk‑management policies, attend safety meetings, complete OSHA training, and report accidents.
- Maintain attendance, punctuality, and meet physical demands per company policies.

Candidates should have a high school diploma or GED and a work history demonstrating safe use of hand and power tools, mechanical equipment, and measuring devices. Required abilities include reading safety labels, strong customer service and interpersonal communication, basic math, logical problem‑solving, and rudimentary computer skills. A valid driver’s license is mandatory.
The work environment includes both interior and exterior areas of the property, exposing employees to weather conditions, odors, and potential hazards. Physical demands involve regular standing, walking, reaching, climbing, stooping, squatting, and the ability to lift up to 50 lb unaided (150 lb with assistance), operate golf carts, and navigate stairs.
