The Maintenance Manager role focuses on leadership, hiring, training, resident service, maintenance resolution, make‑ready processes, preventative programs, building upkeep, safety compliance, inspections, capital projects, vendor management, staffing schedules and 24/7 emergency coverage.
- Lead by example, modeling Bozzuto’s core values and culture.
- Hire, develop, and educate technicians and community care associates through on‑the‑job and classroom training.
- Provide timely follow‑up and meticulous completion of resident service tickets.
- Resolve maintenance issues in HVAC, electrical, plumbing, and appliance repair.
- Manage make‑ready and apartment turnover processes with attention to detail and timeliness.
- Execute preventative maintenance programs to preserve building value.
- Maintain building beauty and community safety through upkeep, cleanliness, snow removal, and grounds maintenance.
- Ensure peak efficiency of all property components.
- Adhere to building, county, and safety codes, maintaining an accident‑free operation.
- Complete required annual building systems inspections.
- Lead cost‑effective capital improvement and special projects.
- Establish and manage vendor relationships and projects within budget.
- Reinforce monthly staffing schedules, ensuring 24/7 emergency coverage.

Candidates should have a trades education, at least seven years of facilities or residential maintenance experience, three years of supervisory experience, relevant certifications such as HVAC/EPA/NAPE, and strong knowledge of risk management, OSHA and MSDS. Advanced skills in HVAC, plumbing, electrical and appliance repair, plus basic carpentry, drywall and painting, are required, along with exposure to complex mechanical systems.
Other expectations include a safety mindset, excellent communication, a professional appearance, proficiency with Microsoft Office and other technology platforms, availability for emergency on‑call rotation, and the physical ability to handle typical maintenance tasks.
- Trades education with 7+ years of facilities/residential maintenance experience.
- 3+ years supervisory experience, proven hiring and team development.
- HVAC, EPA and/or NAPE certification.
- Knowledge of risk management, OSHA, and MSDS.
- Advanced skills in HVAC, plumbing, electrical, and appliance repair.
- Basic carpentry, drywall, and painting abilities.
- Experience with complex mechanical systems (central plant, split systems, boilers, chillers).
- Safety‑focused mindset and attention to detail.
- Builder’s mentality and strong problem‑solving skills.
- Excellent written and verbal communication.
- Professional appearance.
- Intermediate proficiency with Microsoft Office and various technology platforms.
- Availability for emergency on‑call rotation.

Benefits
