The Service Technician role supports a high‑rise lease‑up property with 508 units, performing technical and mechanical work to keep buildings, grounds, amenities and common areas clean, safe and functional. The position requires weekend work, on‑call availability and occasional travel to other properties or training events.
Core duties include completing resident work orders and preventative maintenance, preparing vacant apartments for new occupants, managing inventory and supplies, documenting service requests, and maintaining grounds, breezeways and pool areas. Technicians also support cost‑control by repairing rather than replacing parts and may inspect contractor work and assist with routine property safety inspections.
Candidates should have 1–2 years of related experience, preferably in luxury residential settings with strong customer‑service skills. Required certifications include EPA Type I, II or Universal refrigerant‑recycling certification, any state‑required licenses, and a valid driver’s license for golf‑cart operation.
Physical demands involve standing, walking, climbing ladders and lifting up to 25 lb independently (or 50 lb with assistance) in all weather conditions. The schedule is flexible, with evening, weekend and holiday call‑outs expected.
