What you would be doing
Manages all leasing activities to support the community’s occupancy and revenue goals, including greeting and qualifying prospects, leading property tours, processing applications, conducting screenings, preparing lease documents and move-in packets, and ensuring a seamless move-in experience.
Plans and executes community outreach and marketing efforts, including creating monthly engagement calendars, coordinating on-campus flyering, implementing resident referral and employer outreach programs, and leveraging digital platforms to drive traffic and build brand awareness.
Maintains regular follow-up with prospects and residents through calls, emails, and thank-you notes to drive conversions and renewals, ensuring a high level of satisfaction throughout the resident lifecycle.
Actively monitors local market trends and competitor performance to inform short- and long-term marketing and leasing strategies. Adheres to company guidelines on specials, concessions, and other programs to sustain strong occupancy.
Completes routine administrative, financial, and compliance reporting as required, and supports other property-related tasks as assigned.
Conducts pre-move-in inspections of apartment homes to confirm readiness, coordinates with maintenance on any outstanding issues, and ensures all units meet company standards.
Provides prompt, professional responses to resident concerns or requests, escalating issues when needed and maintaining a high standard of service and communication.
Utilizes property management software (e.g., OneSite, Yardi) to maintain availability data, track leasing performance, manage prospect and resident information, and generate daily and weekly leasing reports, including comps and leasing velocity.
Leads the lease renewal process by preparing and distributing renewal offers, engaging residents ahead of move-out dates, and ensuring timely completion of renewal paperwork.
Ensures that all common areas, show units, and amenities meet daily show standards. Communicates any maintenance or merchandising needs to the appropriate teams and ensures the leasing office is fully prepared for daily activity.
Oversees MFTE unit compliance by ensuring applicants are properly screened and all move-ins meet city requirements. Maintains accurate MFTE documentation and adherence to regulatory guidelines.
