  • Completes the "make-ready" process to prepare vacant apartment homes for new move-ins by scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work
  • Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
  • Follow a preventative maintenance schedule
  • Schedule staffing of maintenance staff and coordinate with Community Manager
  • Completes assigned work orders and preventative maintenance on the property by diagnosing the source of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements
  • Routinely competes required reporting using property management software
  • Train and monitor safe work practices and provide guidance to staff and scheduling training as necessary
  • Assist with the inspection of the property and all common areas daily to detect maintenance problems that require attention
  • Perform repairs and maintenance on vacant apartments to ensure property operating conditions and appearance upon move in
  • On Call: After hour on-call schedule takes place across three apartment communities within a 10-mile radius. On-call duties shared among team members.
  • Represent Investment Property Group in a positive and professional manner at all times

  • Strong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team members
  • Strong communication skills and works well as a team
  • Experience with Yardi and is preferred but not required
  • Schedule: Schedule: Monday - Friday + ability to participate in after after-hours emergency maintenance during scheduled on-call shifts
  • Must be able to respond to after hour emergencies as needed and participate in on-call rotation
  • Exceptional time management and problem-solving skills
  • Employees must supply their own hand tools and possess knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment and measuring devices
  • 1+ years prior experience as a Maintenance Supervisor at an affordable multi-family apartment community of 100+ units
  • Superior customer service, attention to detail, and time management skill Dynamic self-starter who enjoys working with others and excels in a faced paced team-oriented environment
  • Experience and knowledge of plumbing, HVAC, and appliance repair
  • Maintains a high level of professionalism, integrity and respect when interacting with residents, team members, vendors, and community stakeholders
  • Must have valid driver's license
