The Janitor/Maintenance position supports the property manager by performing a broad range of maintenance and custodial tasks in a residential building. The role requires trade skills in carpentry, plumbing, electrical, or HVAC, and involves responding to routine and emergency issues while maintaining a courteous and safety‑focused attitude toward residents and visitors. The employee must be on call 24 hours a day, keep a communication device on hand, and regularly report building conditions and any problems to the manager.
Daily responsibilities include walking the entire property to collect debris, inspect doors, lights, fire equipment, and address tenant maintenance requests promptly. The employee handles minor repairs such as faucet leaks, toilet issues, door hardware, flooring, and light fixtures, and prepares vacant units for new occupants. All work orders are documented, signed, and returned to management, and common areas, garbage, lawns, basements, and exterior spaces are kept clean and well‑maintained on a scheduled basis.
Accurate time sheets, receipts, and work‑order records are turned in to the manager, and the employee follows policies that prohibit over‑familiarity with residents, handling rent, or taking actions that could increase insurance liability. When repair volumes exceed normal capacity, external contractors are engaged. Upon termination, the employee must vacate the on‑site apartment within 30 days.
