Description

The Janitor/Maintenance position supports the property manager by performing a broad range of maintenance and custodial tasks in a residential building. The role requires trade skills in carpentry, plumbing, electrical, or HVAC, and involves responding to routine and emergency issues while maintaining a courteous and safety‑focused attitude toward residents and visitors. The employee must be on call 24 hours a day, keep a communication device on hand, and regularly report building conditions and any problems to the manager.

Daily responsibilities include walking the entire property to collect debris, inspect doors, lights, fire equipment, and address tenant maintenance requests promptly. The employee handles minor repairs such as faucet leaks, toilet issues, door hardware, flooring, and light fixtures, and prepares vacant units for new occupants. All work orders are documented, signed, and returned to management, and common areas, garbage, lawns, basements, and exterior spaces are kept clean and well‑maintained on a scheduled basis.

Accurate time sheets, receipts, and work‑order records are turned in to the manager, and the employee follows policies that prohibit over‑familiarity with residents, handling rent, or taking actions that could increase insurance liability. When repair volumes exceed normal capacity, external contractors are engaged. Upon termination, the employee must vacate the on‑site apartment within 30 days.

• Treat residents and applicants courteously at all times.
• Prioritize safety of residents, visitors, and building occupants.
• Communicate building conditions, routine occurrences, and emergencies to the manager regularly.
• Carry a functional communication device and remain on call 24/7.
• Execute minor repairs (e.g., plumbing leaks, toilet repairs, door hardware, flooring, light fixtures, intercoms).
• Clean and perform minor repairs in vacated apartments before turnover.
• Maintain a notebook for work orders, calls, and other records; keep manager contact numbers handy.
• Conduct daily property walks to remove debris, inspect doors, lights, fire extinguishers, and emergency lighting.
• Log, acknowledge, and complete resident maintenance requests within 24 hours; finish work within 1‑5 days.
• Vacuum, dust, mop, and sweep common areas 1‑3 times weekly or as needed.
• Manage daily garbage collection and maintain clean back‑porch areas; sweep back porches weekly.
• Perform final property walk before leaving to ensure cleanliness and safety.
• Keep lawns, grounds, and landscaping tidy (lawn watering, pruning, debris removal on schedule).
• Keep basements clear of debris and monitor catch basins quarterly.
• Submit accurate timesheets, receipts, and work‑order documentation to the manager.
• Coordinate meter readings, appliance deliveries, and service‑elevator usage with outside agencies.
• Engage external contractors for unusually high repair volumes or major projects.
