Owner's Authorized Representative

As an OAR II at PMCS Group, you’ll be responsible for managing all aspects of educational facility construction projects from pre‑construction through close‑out. You’ll ensure projects stay on budget and on schedule, maintain high-quality standards, and coordinate closely with stakeholders, contractors, and regulatory agencies throughout the project lifecycle.

• Track project progress and report to senior leadership
• Review and manage contractor schedules, submittals, and RFIs
• Evaluate and negotiate change orders and schedule impacts
• Manage payments and professional service agreements
• Oversee and coordinate all project phases
• Ensure compliance with regulatory agencies
• Hands-on oversight and accountability throughout project lifecycles
• Review pre-construction documents and advise designers
• Lead project close-out including certification and financial wrap-up
• Monitor budgets and schedules monthly
• Coordinate delivery of fixtures, furniture, and equipment

PMCS Group is seeking a seasoned Owner’s Authorized Representative II (OAR II) to join our team and oversee the delivery of high‑value educational construction projects. If you're a hands‑on leader with strong organizational instincts, we want to hear from you.

Are you experienced in managing major construction projects? Can you lead complex teams and deliver exceptional public facilities from concept through close‑out?

• Ability to obtain a Certified Construction Manager (CCM) credential within 1 year if not already held
• Strong communication, planning, and leadership skills
• Design Build experience
• OSHA 30 certification
• 5+ years managing complex projects valued at over $20M
• Familiarity with BIM, LEED, CHPS, and DSA
• Bachelor’s degree in Architecture, Engineering, Construction Management, or equivalent experience
• Registration as an Architect or Professional Engineer in California
• 15+ years’ full-time experience in construction and/or project management of commercial or public/educational facilities
• Experience managing teams and resolving issues proactively

Owner's Authorized Representative II (OAR II) – $180,000 to $196,000 – Long Beach, CA 90804

• Insurance: 100% coverage for employee’s Medical, Dental, and Vision, with additional costs for dependents and enhanced plans (Kaiser and Anthem Blue Cross options).
• Parking: Parking provided, up to $100/month if applicable.
• Holidays: 8 paid holidays per year, including New Year’s Day, Thanksgiving, and Christmas.
• 401(k) Savings Plan: 100% match up to 3%, plus 50% of the next 2% (fully vested immediately).
• PTO: 120 hours annually (vacation/sick time), accrual starts on day one, available after 30 days.
• Professional Development: Up to $1,000 annually for license/certification renewals and qualifying education.
