Porters and Groundskeepers are responsible for the routine cleaning and upkeep of community grounds, buildings, amenities, and surrounding areas within multi‑family residential properties. The role requires safe operation of tools and equipment, effective communication, and adherence to OSHA and company safety standards.
- Perform routine cleaning and maintenance of grounds, amenities, building exteriors, pool, recreation areas, parking lots, and surrounding community areas.
- Remove trash from grounds, office areas, homes, and perimeter daily.
- Detail interior and exterior spaces using cleaning tools (broom, mop, vacuum, rake, blower) to keep entryways, sidewalks, and walkways free of debris.
- Assist with snow shoveling of sidewalks and main entry areas where applicable.
- Prepare make‑ready units by removing trash, touching up paint, and general cleaning of vacant homes.
- Carry and remove abandoned furniture, tools, appliances, and other equipment as directed.
- Install or replace window and door screens, lightbulbs, and other fixtures.
- Maintain storage and shop areas and support service technicians.
- Perform minor interior and exterior touch‑up painting or caulking as needed.
- Clean air‑conditioning vents, replace air filters, and test smoke detectors.
- Report maintenance concerns for homes, community, or common areas to management.
- Follow all OSHA safety regulations, lockout/tag‑out, confined‑space entry, hazardous‑chemical handling, PPE use, ladder and elevated‑surface safety.
- Operate a company or personal vehicle to travel to various work locations.

Candidates should have up to six months of custodial or maintenance experience, a basic understanding of grounds care, and the ability to use hand and power tools. Strong communication skills, a valid driver’s license, and the capacity to lift up to 65 lb independently are essential; basic computer proficiency is a plus.
