Assistant Community Manager

Description

• Ensure compliance with HUD 4350.3 Handbook requirements.
• Implement intervention strategies for non‑compliant tenants.
• Prepare property for REAC, EHS, MOR, Investor Site, LIHTC, and recertification reviews.
• Document lease violations and coordinate evictions.
• Respond promptly to resident questions, complaints, and requests to boost satisfaction and retention.
• Coordinate maintenance team to complete resident service requests.
• Alert staff to move‑ins, move‑outs, and emergencies.
• Provide courteous customer service to residents and visitors.
• Track arrears and follow up according to company policy.
• Oversee lease renewal program to maintain appropriate retention rates.
• Collaborate with legal team to monitor rent payment status.
• Manage accounting transactions, ensuring daily rent collection, posting, and deposit.
• Create purchase orders in Yardi.
• Answer phone calls, messages, and emails within 24 hours.
• Perform additional operational tasks as needed to maintain workflow.

Requirements

Fairstead is seeking an Assistant Property Manager to support daily operations at one of its properties. The role assists the Property Manager with compliance, resident relations, financial tasks, and coordination of maintenance and leasing activities. The position requires strong customer service, communication, and organizational skills.

• Minimum two years experience in affordable housing leasing or property management.
• Knowledge of the local residential market.
• Experience with EIV and Yardi systems.
• Proficiency in Microsoft Office Suite.
• Strong written and verbal communication skills.
• Excellent customer service abilities.
• Ability to quickly learn property management applications and maintain a positive attitude.
