Description

The Assistant Maintenance Manager is responsible for maintaining and enhancing the value of the assigned community and will step into the Maintenance Manager role whenever the manager is unavailable.

• Coordinate and respond promptly to emergency on‑call and after‑hours maintenance assignments.
• Complete work orders and maintenance tasks within 24‑48 hours and update the computer records.
• Document all maintenance activities and communicate status updates to residents, team members, and supervisors.
• Troubleshoot, diagnose, and repair HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior issues.
• Perform sheetrock repairs to maintain aesthetics and structural integrity.
• Ensure compliance with company policies, OSHA regulations, and safety/environmental laws.
• Collaborate with maintenance staff, other departments, and external contractors to ensure seamless property upkeep.
• Conduct proactive preventive maintenance to avoid potential issues.
• Assess property safety and cleanliness standards to enhance resident well‑being.
• Report supply needs to the Maintenance Manager or Community Manager and keep the shop organized.
• Assume Maintenance Manager responsibilities when they are absent to maintain continuity of operations.

Requirements

A high school diploma or GED is preferred, along with at least one year of multifamily maintenance experience or equivalent training. EPA certification is required, CPO is preferred, and basic Microsoft Office skills and a valid driver’s license are essential.

The role requires physical abilities such as walking, climbing ladders, lifting up to 50 lb (heavier items with assistance), and using power tools and computers. Work is performed on‑site, often outdoors and in confined or elevated spaces, with exposure to the elements and potential hazards.
