The Certification Specialist supports site staff, covers vacant positions or absent employees as needed, and fulfills compliance duties. The role assists with certifications, audit preparation or corrections as assigned by the Regional or Community Manager and provides support to the site staff.
Key duties include assisting with property program compliance, conducting applicant/resident certification interviews, gathering eligibility documents, and submitting files to third‑party auditors accurately and promptly. The specialist updates internal tracking systems, communicates with onsite staff, Regional Managers and the Compliance team, and provides timely responses to managers. Additional responsibilities may involve supporting new construction lease‑up, re‑syndications, acquisition/rehab projects, and occasional overnight or air travel.
Position requirements include a minimum of two years’ experience with affordable housing programs and regulatory compliance, such as LIHTC, HUD programs, USDA‑Rural Development, HCD, HOME Funds, and Bonds. Candidates must also have experience with rent, income, and utility allowance adjustments. A high school diploma or equivalency is required; a college degree in a related field or equivalent experience is preferred. Desired certifications include Affordable Housing/Tax Credit credentials (e.g., C3P, HCCP). A valid driver’s license, good driving record, insurance, and an operable vehicle are required, along with strong computer skills.
The role requires flexibility to adjust priorities and assigned properties, adherence to community rules, Fair Housing Laws, and company policies, and professionalism in all interactions. Employees must meet all training requirements and may be assigned special projects as directed by the supervisor.

Compensation decisions consider skill set, background, training, certifications, and experience.
