The Forward Planning Manager is tasked with establishing schedules and coordinating the timely planning and opening of new communities from due‑diligence through grand opening. This role ensures an organized rollout, superior communication, and a strong value proposition for both internal and external customers.
- Implement Community Opening Checklist to manage critical path from due diligence to sales opening.
- Liaise with Construction, Purchasing, Finance, Sales, Marketing, Land Acquisition, and Development teams to coordinate community launches.
- Lead weekly progress meetings to track checklist items and ensure timely completion with department heads and consultants.
- Collaborate with Land Team during due diligence to forecast opening dates for lot deliveries, construction starts, and grand openings.
- Work with consultants to develop improvement plans, final maps, design reviews, and model home approvals.
- Review and update architectural, amenity, and open‑space plans to meet CCR and municipal requirements.
- Provide input on community branding elements such as signage, colors, names, logos, and landscaping.
- Conduct community roll‑out meetings to align division associates on launch expectations.
- Coordinate lot fit, build orders, permits, signage, sales and construction trailers, and ADA compliance for new phases.
- Partner with architects to design Welcome Home Centers and deliver build‑out documentation.
- Serve as a board member for HOA associations and perform other duties as assigned.

- High School Diploma required; Bachelor’s degree in Business or related field preferred.
- Experience interpreting municipal permitting processes, HOA requirements, land development, and construction plans.
- Project management experience and knowledge of architecture and home design preferred.
- Strong interpersonal, verbal and written communication skills; highly organized and strategic thinker.
- Proficiency with word processing, spreadsheets, and project scheduling software.
- Valid driver’s license, auto insurance, and ability to operate a motor vehicle.

Compensation for this position ranges from $84,505 to $126,037 annually, with eligibility for bonuses, commissions, and a comprehensive benefits package in line with company policy. Salary adjustments may reflect qualifications, geographic differentials, and operational considerations.
