  • Accurately reports pick up, start and completion times in SalesForce/Corrigo.
  • Test all smoke detectors/carbon monoxide detectors for proper operation; ensure the smoke alarm is a 10-year lithium-type device and replace if needed.
  • Perform other preventative maintenance tasks while on site ex: Monthly Fire Extinguisher PM.
  • Inspect kitchen sink, faucets & disposal for leaks.
  • Responsible for assigned inventory of parts and orderliness of assigned tools and equipment.
  • Change HVAC filter.
  • Promotes positive, proactive customer interactions to make their Irvine Company experience of the highest quality.
  • Inspect evaporator pan to ensure proper drainage; clean evaporator coils as needed.
  • Check dishwasher, refrigerator, flooring, walls/ceilings, cabinets for leaks.
  • Completes property preventative maintenance and preventative maintenance on required systems and equipment related to in-unit and common area HVAC systems.
  • Performs work using safe work practices. Ensures completion of safety training and actively investigates and mitigates risks.

  • Ability to manage multiple priorities with attention to quality, speed, and detail.
  • Experience with Salesforce is a plus.
  • Ability to push and pull up to 118 lbs of force.
  • Basic electrical knowledge in relation to HVAC repairs.
  • EPA 608 Certified is a must.
  • High School Diploma or equivalent work experience.
  • 1 year general maintenance experience; Expertise in HVAC and electrical.
  • Ability to communicate clearly and effectively in English, both verbally and in writing. Multilingual ability is a plus.
  • Regular, consistent, and timely attendance required.
  • Well-rounded experience with various types of A/C and Heater Repairs.
  • Must complete and pass pulmonary exam and respirator fit test.
  • Ability to lift below the waist up to 77 lbs and above the waist 45 lbs.
  • Ability to move in and out of a variety of positions, which include the following: sitting, standing, walking, squatting, stair and ladder climbing, kneeling, belly crawling, overhead reaching, lifting, and carrying.
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
