Core duties include preventive and corrective maintenance of mechanical, electrical, fire, life‑safety and building‑management systems; monitoring critical and non‑critical equipment; diagnosing problems and implementing effective solutions without close supervision; and ensuring equipment performance stays within design parameters. The technician also analyzes energy usage, oversees minor construction or alteration projects, and coordinates work with contractors, tenants and engineers.
The position requires strict adherence to safety standards, OSHA regulations and company policies, including regular work‑area clean‑up and proper documentation of vendor insurance. The technician must respond immediately to emergencies such as fire, evacuation or equipment failure, and be available on a rotating on‑call schedule. Supervisory responsibilities include managing at least one other employee, assigning tasks, providing technical guidance and training, and setting project deadlines.
The Senior Building Technician is tasked with operating and maintaining all building equipment and responding promptly to service requests. Candidates must have two years of trade schooling in electrical, refrigeration or HVAC, five years of commercial building operations experience, and the appropriate licenses (electrical, HVAC, Boiler Operator, etc.). The role may be the sole maintenance staff on duty during certain shifts.
Required qualifications are a high‑school diploma or GED, five or more years of relevant experience, and a minimum score of 100 % on the Maintenance Skills Exam. Required certifications include an electrical license, HVAC license, Boiler Operator Certificate, EPA 608, and preferably an Operating Engineer (SMA) license. The candidate must be able to lift 100 lb, work in all weather conditions, possess basic Microsoft Office skills, and have a personal vehicle with valid insurance for travel between properties.
