Provide training and ongoing support to leasing staff in paperwork processing, traffic tracking, and goal achievement
Create monthly schedules for leasing staff and guide the team to meet property occupancy goals
Contribute to marketing efforts, including outreach, updating social media, shopping competitive communities, and preparing market surveys
Develop and implement leasing strategies to attract new residents and retain current residents
Ensure applicant files are complete and accurate, including paperwork approval and verifications
Adhere to federal and state Fair Housing Laws as well as all company policies
Assist in the Renter’s Advantage Program where applicable
Manage all activities related to apartment rentals, move-ins, resident insurance, and lease renewals
Conduct follow-ups with prospects, including unit inspections, thank-you notes, approval letters, phone calls, and lease signings
Manage the sales process, assign goals, and ensure execution of the leasing strategy
Supervise a team of two or more leasing consultants
Address complaints and resolve issues in a timely manner
Communicate with maintenance teams regarding move-in and turn schedules
Provide direction, performance appraisals, rewards, and discipline as needed
Maintain an up-to-date outreach file for the property
Ensure that all supervisory responsibilities are carried out in accordance with company policies and applicable laws
Maintain accuracy in tracking logs, vacancy reports, and activity sheets
Submit weekly property reports and ensure all monies are processed within 24 hours
Promote and coordinate resident retention programs and activities
Handle interviewing, hiring, training, and evaluating leasing staff
Foster a positive and motivated team environment among leasing staff
Present applicant files to the Property Manager for final approval

Valid driver’s license, good driving record, and auto insurance may be required for travel between properties
Associate’s degree (A.S, A.A.) from a two-year college or university or 2-3 years of related experience and/or training, or an equivalent combination of education and experience
High attention to detail and problem-solving skills to address and resolve issues effectively
Previous experience in property management or sales/customer service management
