- Collaborate with RF engineers, construction managers, legal teams, and project stakeholders to ensure site viability and compliance
- Ensure compliance with real estate acquisition and leasing principles; wireless telecom leasing experience strongly preferred
- Maintain accurate project documentation, tracking site status, deliverables, and timelines
- Make formal presentations at zoning hearings, planning board meetings, and public hearings to obtain required approvals
- Prepare, submit, and present permit and zoning applications for wireless telecommunication sites to municipalities and planning authorities
- Read, interpret, and apply zoning codes, land use regulations, and permitting requirements
- Negotiate lease agreements, amendments, and renewals with property owners in accordance with carrier and company standards
- Provide site identification, qualification, and lease negotiation services for wireless telecommunications facilities
- Conduct due diligence on potential sites, including zoning, access, construction feasibility, and RF suitability

- Ability to self-manage workload and deliverables with minimal supervision while meeting strict timelines
- Proven ability to negotiate and manage real estate transactions (leases, easements, amendments, etc.)
- Proficiency in Microsoft Word and Microsoft Excel
- Willingness and flexibility to work irregular hours, including occasional evenings and weekends as needed
- Strong oral, written, and interpersonal communication skills to interface with landlords, municipalities, internal teams, and clients
- Travel to sites and municipalities as needed; must have a personal, reliable vehicle, valid driver’s license, insurance, and acceptable driving record
- Prior experience in wireless site deployment and rollout processes
- 2+ years of experience in Site Acquisition; wireless industry experience is a plus
- Maintain strong working knowledge of RF design basics, construction processes, site search criteria, and local land use planning issues
- Demonstrated understanding of cell site zoning principles; zoning experience within the wireless telecommunications industry preferred
- Excellent organizational skills and strong attention to detail
