Construction Project Manager

Description

The Construction Project Manager will work directly with our Development & Construction team to assist with the overall completion and financial outcome of Agree Realty’s construction projects with developers and retailers from initial budget through project closeout. The ideal candidate will possess strong leadership qualities, excellent communication skills, and a deep understanding of civil engineering principles and construction methodologies. This role requires meticulous attention to detail, the ability to manage multiple stakeholders, and a commitment to delivering projects on time, within budget, and to the highest standards of quality and safety. The Construction Project Manager will support over a dozen projects at various stages. This position reports directly to the Vice President, Construction.

• Conduct post-project reviews to capture lessons learned.
• Coordinate design teams (architects, engineers, consultants) and review drawings for constructability, cost, and scheduling impacts.
• Ensure environmental compliance and bond termination.
• Collect warranties, as-builts, and O&M manuals.
• Prepare bid requests, manage prequalification, NOC filings, and contractor awards.
• Align design and construction timelines with lease dates.
• Manage all project documentation (contracts, subcontracts, change orders, RFIs, submittals, meeting minutes, closeout).
• Resolve claims and disputes as needed.
• Coordinate tenant and property management requirements.
• Review and negotiate bids, proposals, and change orders.
• Maintain relationships with contractors, consultants, and authorities.
• Track milestones and critical path with GC.
• Oversee permitting, zoning approvals, and utility coordination with development managers and consultants.
• Manage GC and subcontractor performance for contract compliance, quality, and safety.
• Oversee punch lists, final inspections, and tenant closeouts.
• Lead site and TOC meetings; oversee inspections and testing.
• Identify schedule risks and coordinate mitigation strategies.
• Transition project to property management and leasing teams.
• Develop budgets, schedules, and construction plans with development leads.
• Approve contractor pay applications.
• Maintain budgets, cost reports, and cash flow forecasts.
• Communicate project status, risks, and key decisions to leadership.

Requirements

• Strong analytical skills
• Proven ability to work collaboratively in a growing Team
• Excellent organizational and project management skills
• Ability to foresee concerns with conceptual plans and proactively value-engineer solutions
• B.S. in Construction, Engineering, or other related field preferred
• Proficiency in Microsoft Excel, PowerPoint and Project
• Three to five years of Construction/Engineering experience.
• Construction or Engineering related certifications preferred
• Must thrive in a fast-paced environment
• Ability to multi-task multiple projects in different phases
