Scheduling / contracting vendors to perform apartment turnover services as appropriate
May involve working in confined spaces, heights, and areas with limited ventilation.
Prepares vacant units for move in in accordance with company standards, including manual labor to perform carpet cleaning, apartment cleaning, and interior painting with limited use of outside contractors
Completes service requests in a timely and accurate manner, with thorough completion notes documented
May perform daily pool/spa inspections (in season) to ensure proper water chemistry and cleanliness of pool/spa area, and to ascertain needed repairs or improvements
Assists other Service Technician(s), and Groundskeeper(s) in the maintenance/ cleanliness of the common areas
Work is performed in both indoor and outdoor environments, including occupied and unoccupied apartment units, maintenance shops, and common areas.
Performs routine maintenance and repair on central and/or individual air conditioning units as authorized or directed by Supervisor
Assists with various duties such as building repairs, snow removal, or groundskeeping to provide residents with a clean and well-maintained living environment.
Maintains and cares for equipment as may be necessary for its continuous operation. Completes emergency repairs as may be required to prevent damage or deterioration
Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts
Documents replacement of appliances, carpet, vinyl, water heaters, condensers, etc., in all units. Also tracks systems repairs, apartment painting (full paint or touch-up), refrigerator coil cleaning, and other major repairs

Use of personal protective equipment (PPE) such as gloves, goggles, masks, and hearing protection may be required.
Notes building deficiencies or needs to Supervisor in writing.

Exposure to dust, dirt, pollen, debris, cleaning agents, paint fumes, construction or repair-related odors and other airborne particles.

Working in a high-pressure environment, interacting with difficult customers/vendors, handling urgent matters, resolving conflicts, having effective interpersonal skills.
HVAC knowledge and EPA certification preferred
