  • Cleans and prepares vacant apartment (s) for occupancy as directed.
  • Shovels/cleans snow from premises and maintains safe entrance to the residence.
  • Cleans compactor, prepares and takes out garbage three times weekly. Cleans and keeps compactor and compactor room in clean and working order.
  • Conducts apartment inspections and common area inspections of the facility in accordance with agency policy.
  • Prepares and submits maintenance supply requisition to Program Director.
  • Cleans laundry machines and dryers.
  • Dusts furniture and all windowsills in common areas, staff areas and first floor, except for resident apartments.
  • Perform minor repairs and touch-ups as necessary, i.e., hanging pictures/bulletin boards, painting, light bulb replacement, faucet repair (washers, etc.), stripping floors and re-waxing, and other assignments as directed by supervision.
  • Maintains a cordial, professional relationship with residents.
  • Provides repair/maintenance service to apartments and documents work orders completed in Real Page.
  • Sweeps and mops all floors, offices, hallways, lounge, laundry room, community kitchen, and staircases on a daily basis.
  • Safeguards and maintains inventory of building tools and supplies.
  • Handles confidential information in accordance with Federal and New York State law and regulations.
  • Provides maintenance coverage on a one-time or temporary basis to other job locations based upon the needs of the residential division.
  • Checks and replaces all lighting and emergency lighting inside and outside the building.
  • Escorts and oversees all outside maintenance vendors performing work in the building.
  • Sweeps and hoses down sidewalk in front end of building and cleans yards.
  • Cleans glass doors daily, cleans and dust all residence doors when needed.
  • Adhere to personnel and residential policies and procedures as outlined in the PCMH Personnel Policies and Procedures Manual and the Residential Policies and Procedures Manual.
  • Meets with Program Director weekly for supervision.
  • Respond to emergency situations such as water pipe breaks, and report situation to proper personnel. Tend to emergency situation as best as possible until assistance arrives, then assist in repair as necessary
  • Receives, stocks, and maintains an inventory of residence supplies, and distributes provisional supplies to residents as needed.

  • Well organized
  • High School Diploma or equivalent preferred OR Minimum three (3) years’ experience in building maintenance and cleaning.
  • Working knowledge of NYC Building Codes and City Regulations.
  • Basic computer skills; Internet Search, Microsoft Office
  • Ability to interact with staff and residents.
  • Effective customer services skills
  • Basic knowledge of carpentry, electrical, and plumbing as required.
  • Knowledge of routine power tools and cleaning equipment.
  • CPR/First Aid (must obtain Certification within 6 month of employment and maintain throughout duration of employment.)
  • Ability to effectively manage time.
  • Trade school training in electrical, plumbing or carpentry desirable.
  • Good communication skills
