The Leasing and Renewal Coordinator role is responsible for aligning marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident‑retention targets. This includes handling all leasing activities, ensuring resident satisfaction throughout the lease term, and securing timely lease renewals.
- Perform all sales and leasing activities: greet prospects, qualify leads, conduct tours, process applications, run credit and background checks, prepare leases, and facilitate move‑ins.
- Inspect apartments before resident move‑in and coordinate maintenance to ensure units are ready.
- Monitor market and competitor trends; develop and implement short‑ and long‑term marketing plans and concession programs to sustain occupancy.
- Create and execute marketing initiatives, including resident referral, employer outreach, and internet marketing via Craigslist, Facebook, email, and other platforms.
- Utilize property management software (OneSite, Yardi, etc.) to track availability, record leasing activity, and manage resident and prospect data.
- Maintain show‑unit quality by daily inspections, coordinating upkeep, merchandising units, and preparing the leasing office for daily activity.
- Follow up with prospects and new residents via email, thank‑you notes, calls, or cards to confirm leasing decisions and ensure satisfaction.
- Prepare lease renewal letters and packages; contact renewing residents before move‑out dates and ensure timely signing of renewal documents.
- Respond promptly and courteously to resident and client/owner concerns, documenting and forwarding requests to appropriate staff.
- Participate in a 401(k) plan with company match up to 6% of pay after six months of service.

The position requires physical stamina to stand, walk, bend, climb ladders, and lift up to 25 lb unaided or 50 lb with assistance, as well as the ability to work in all weather conditions. Flexible scheduling is needed, including evening, weekend, and holiday call coverage, and occasional travel to support other properties or attend training.
- Hold all required state and local licenses/certifications and maintain a valid driver’s license for operating a golf cart on the property.
- Able to stand, walk, bend, stoop, climb ladders, and lift up to 25 lb independently or 50 lb with assistance, working in all weather conditions.
