This position oversees and performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. The role supports a single‑family community in the lease‑up stage with 213 units and follows a Monday‑Friday schedule with a rotating on‑call rotation.
- Assist and complete resident work orders, diagnose issues, and perform repairs according to policies, procedures, safety standards, and code requirements.
- Oversee the make‑ready process for vacant homes, including inspections, punch‑list creation, vendor coordination, and final quality checks.
- Develop and enforce standards for the cleanliness and appearance of grounds, amenities, building exteriors, interiors, signage, parking, and other common areas.
- Inspect work performed by service team members and implement corrective action plans as needed.
- Inspect contractor and vendor work to ensure it meets quality, scope, and specification requirements.
- Maintain inventory of spare parts and maintenance supplies, coordinating with the Community Manager to stay within budget.
- Execute monthly preventative maintenance procedures outlined in company policies.
- Assist the Community Manager in budgeting for regular repairs, maintenance, and capital projects.
- Support cost‑cutting initiatives by repairing parts when possible, minimizing material waste, and using tools correctly.
- Conduct regular safety meetings, keep MSDS sheets current, and ensure compliance with OSHA and other safety regulations.
- Provide excellent customer service by treating residents respectfully, answering questions, and responding promptly to complaints and work orders.
- Maintain EPA Type I & II (or Universal) certification for HVAC work when required, along with all state and local certifications.
- Work in all weather conditions and lift up to 25 lb independently or 50 lb with assistance.
- Travel locally for meetings, training, and other duties as needed.
- Maintain a flexible schedule, including on‑call availability during evenings, weekends, and holidays.

- Hold a high school diploma, GED, or equivalent experience; possess property maintenance or trade experience and the ability to safely use hand and power tools.
- Apply logical problem‑solving skills and demonstrate strong interpersonal and communication abilities with residents and team members.
- Proficient in internet use, word processing, spreadsheets, and database management; experience with property management systems is preferred.
- Possess basic mathematical skills for handling financial, administrative, and legal documentation.
- Hold a valid driver’s license to operate a golf cart on the property.
- Be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces for extended periods.
Benefits
Compensation includes an hourly rate of $33.00‑$36.00, with eligibility for quarterly or annual bonus programs depending on whether the role is corporate or on‑site.
