During the term the intern will produce monthly or quarterly financial statements for a small portfolio of properties, analyze balance‑sheet accounts, and reconcile working papers. Responsibilities include reviewing and approving leases, setting up straight‑line rent and recovery calculations in Yardi, maintaining tenant recovery models, reviewing capital and leasing job costs, preparing cash‑flow distributions, and performing GST/HST/QST reconciliations. The role also involves assisting with annual budget cycles, compiling audit documentation, responding to tenant inquiries, and contributing ideas to improve procedures and efficiency.

Based in Toronto, the Co‑op/Intern, Commercial Property Accounting will report to the Controller, Property Accounting and support the Commercial Property Accounting team. The ideal candidate is enrolled in a Business Administration, Accounting or Finance program and seeks practical experience in the real‑estate sector.
Candidates must be enrolled in a Business Administration, Finance or Accounting program and demonstrate strong communication and presentation skills. They should be able to manage multiple priorities, work under pressure, and possess advanced Excel and MS Office abilities; experience with the Yardi accounting system and prior accounting or finance exposure are assets. The hourly rate for this newly created position ranges from $23 to $25, with final compensation based on skill, experience, education, market factors and internal equity.
