The Role

Tasks

You are responsible for meeting the Owner’s asset performance expectation, providing a superior level of customer service to residents, guiding and mentoring your team, and making innovative ideas that would bring positive impact to the day-to-day operations of the property. As the General Manager, you are a team builder and leader who provides support, mentorship and direction to ensure high level of Employee and Resident Engagement. -Oversees rent collection and expense control; -Maintains high occupancy level through effective resident retention strategies and activities; lease renewal efforts, etc.; -Responsible for the day-to-day operations of the community; -Stays abreast of industry & market changes/updates and comps within the property proximity; -Ensures that resident notices are delivered within established guidelines and are in compliance with related Fair Housing, local, states, and federal laws; -Assists with payables/receivables and other accounting activities, if and when needed; -Constantly communicate, converse and exchange information with coworkers, vendors, residents and visitors. -Assists in budget preparations, variance analysis, and other financial reporting review (if needed); -Leads and manages rental activity efforts including traffic, move-ins, system updates of available units; -Constantly positions self to bend, stoop, reach, lift. -Frequently move/traverse, ascend/descend stairs in/around the property. -Handles and address resident requests and concerns; -Conducts regular property inspections/walks and takes appropriate actions to resolve and address property needs and safety concerns; -Coordinates and oversees maintenance tasks and requirements of the property;

What You Bring

Moss & Company is currently looking for an General Manager for one of properties, Solaterra Granada Hills with extensive experience residential/multifamily specifically lease up/new construction properties, supervising a team, and taking care of the company asset(s). We are looking for a dynamic energetic individual that enjoys working and being part of the property management world. We are an exciting company to be part of as we are growing tremendously. Prior lease-up experience as a General Manager is a MUST in order to be considered for this position. -Occasionally lift/move/carry up to 25lbs with/without assistance -In-depth knowledge of real estate laws, regulations, and market trends -Proficiency in Google Suite required -Excellent customer service skills -Three years of property management experience/as a Multi-family Property Manager with more than 200 units -Ability to lead and guide a team -Proficiency in using property management software preferable Yardi -Constantly operates computer and other office machinery. -Constantly works in outdoor weather conditions. -Must be extremely organized, oriented and able to multi-task -General office experience -Ability to interact effectively with prospects, residents, peers and management -Excellent communication and organizational skills
