The role includes overseeing all mechanical, electrical, and plumbing trades, managing project staff, and coordinating with owners, tenants, and professional teams. The Superintendent is also responsible for accurate documentation, schedule and budget monitoring, and producing status and financial reports.
- Oversee electrical, HVAC, and plumbing systems throughout the construction process.
- Manage all project staff and maintain relationships with owners, tenants, and professional groups.
- Ensure timely and accurate completion of project documentation and administrative tasks.
- Coordinate mechanical, electrical, and plumbing trades and monitor schedule adherence.
- Track project budgets, spending, and produce financial and status reports.
- Review bids, vendor qualifications, estimates, and perform labor and material takeoffs.
- Evaluate subcontractor and vendor invoices, approve payments, and negotiate changes.
- Prepare and submit change orders for client and director approval, and notify subcontractors.
- Compile close‑out documentation including warranties, affidavits, and record drawings.
- Secure final client payments and ensure subcontractor invoices are paid.

Candidates should hold a bachelor’s degree in construction management or a related field (preferred) and possess at least seven years of commercial construction management experience, with a strong mechanical or electrical background. Experience in subcontractor environments, corporate interiors, data centers, and BIM tools such as Navisworks and Revit is desired.
- Bachelor’s degree in construction management or construction science (preferred).
- Minimum 7 years of commercial construction management experience.
- Strong mechanical and/or electrical background.
- Experience in subcontractor environments with exposure to corporate interiors and data centers.
- Proficiency with BIM tools such as Navisworks, BIM Glue, and Revit.

The position offers a salary range of $140,000 to $205,000 plus a discretionary performance bonus.
