The Maintenance Technician III ensures the property and grounds meet company standards by performing equipment installation, troubleshooting, repairs, and preventative maintenance. Working closely with the Property Manager and Maintenance Supervisor, the role prepares vacated apartments for rent, completes work orders quickly, and addresses common repairs while upholding the company's core values of relationships, development, quality, and responsibility.
- Complete all maintenance work order requests.
- Monitor, maintain, and repair building systems such as HVAC, plumbing, and boilers.
- Assist the Property Manager with unit inspections and ensure apartments are rent‑ready.
- Perform site‑level preventative maintenance assigned by the Zone Building Engineer or Property Manager.
- Communicate major repairs, remodels, and capital projects with the Zone Building Engineer and Maintenance Technician I.
- Collaborate with vendor teams on maintenance projects.
- Maintain an adequate inventory of hand tools, parts, and supplies for the workshop.
- Alert the Property Manager to unusual circumstances or high‑priority issues.
- Perform groundskeeping duties as needed, including snow removal during winter.
- Maintain a professional and courteous manner with residents, vendors, and the public.
- Attend required training and keep certifications current.
- Comply with safety program requirements and promote workplace safety.
- Provide rotating standby support and respond to emergency calls within 30 minutes.
- Use hand tools (hammer, screwdrivers, wrenches, etc.), power tools (cordless drill), and measuring devices (tape measure, multimeter, infrared thermometer).

- High school diploma or GED required; AA degree or mechanical/HVAC/electrical certification preferred.
- At least 1 year of experience as a residential maintenance technician or equivalent.
- Knowledge of plumbing, electrical, HVAC, refrigeration, appliance repair, irrigation, and pool/sauna operations.
- Obtain Certified Pool Operator, Special Boiler License, and Type II Refrigerant Certification within 6 months of hire.
- Reliable transportation, valid driver’s license, and proof of insurance for site travel.
- Strong oral and written communication skills; tactful and courteous with coworkers and the public.
- Decision‑making, problem‑solving, time‑management, and ability to handle multiple tasks independently.
- Physical ability to lift 20–80 lb, kneel, climb ladders, work in confined spaces, and endure various weather conditions.
- Required PPE includes safety gloves, eyewear, ear plugs, Yaktrax, and a lockout/tagout kit.
