This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
- Assist and complete work orders from resident service requests and routine upkeep, diagnosing defects and making repairs per policies, safety standards, and code requirements.
- Oversee and execute the make-ready process for vacant apartments, including inspections, punch lists, vendor scheduling, supply procurement, maintenance tasks, and final inspections.
- Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, breezeways, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar quality.
- Periodically inspect work performed by service team members to assess policy effectiveness and develop corrective action plans as needed.
- Inspect contractor, vendor, and service provider work to verify compliance with quality standards, scope, and specifications.
- Maintain adequate inventory of spare parts and maintenance materials; coordinate with Community Manager to order supplies and tools within budget guidelines.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist Community Manager in developing budgets for regular repairs, maintenance, and capital projects.
- Support cost‑cutting and expense control by repairing rather than replacing parts, minimizing material waste, and using tools correctly.
- Conduct regular Greystar safety meetings, ensure MSDS sheets are current, and stay up‑to‑date on OSHA and other safety regulations for community compliance.
- Provide own hand tools unless prohibited by state law and be skilled in safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices.
- Apply logical thinking principles to define and correct problems.
- Maintain all certifications required by state and local jurisdictions.
- Stand, walk, or sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Travel locally as needed for business meetings, training, or other responsibilities.
- Work a flexible schedule, including on‑call duties during evenings, weekends, and holidays.

- Demonstrate customer service skills by treating residents respectfully, answering questions, responding to complaints, and handling work orders efficiently and urgently.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, other building maintenance, or a related trade.
- Proficient in customer service and interpersonal communication to interact effectively with residents, clients, and team members, staying calm when resolving issues.
- Read, write, and communicate effectively to represent company management, act as first point of contact, and answer policy‑related questions.
- Proficient in internet, word processing, spreadsheet, and database programs; property management system experience preferred.
- Mathematical skills to perform addition, subtraction, multiplication, and division of numbers, decimals, and fractions for financial, administrative, and legal documents.
- Hold EPA Type I and II or Universal certifications when working on sealed HVAC systems to test pressures and handle refrigerants.
- Possess a valid driver’s license to operate a golf cart on the property, if applicable.
- Push, pull, lift, carry, or maneuver weights up to 25 lb independently and up to 50 lb with assistance.
Benefits
The hourly rate for this position is $31 to $34. Additional Compensation: Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
