  • Participate and supervise the make ready of vacant units as necessary.
  • Schedule, train, supervise, and evaluate all subordinate maintenance personnel. This includes ensuring the maintenance team is fully compliant with all required training.
  • Assist Maintenance Director as requested.
  • Directly supervise Maintenance Technicians and employees. Supervision includes hiring, training, performance management and, termination of direct reports.
  • Responsible for the management of the financial performance and operations within the approved maintenance budget of the property. The focus is on controlling expenses to operate within purchasing guidelines.
  • Make regular inspections of the property.
  • Ensure that unsafe conditions are corrected in a timely manner.
  • Ensure compliance with company policies and procedures.
  • Establish emergency on-call procedures.
  • Ensure property goals for work order response and completion times are met.
  • Ensure compliance with all preventive maintenance procedures.
  • Prioritize work orders, and follow up on assignments to ensure timely completion.
  • Contribute to resident retention programs.
  • Responsible for all company owned equipment and small tools.
  • Perform work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
  • Learn and ensure compliance with all company, local, state, and federal safety rules.
  • Assist in all aspects of the project’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.
  • Assist in performing annual / semi-annual unit inspections.
  • Prepare Purchase Orders and order all parts and supplies.

  • Previous experience managing Preferred
  • High School Diploma or GED (or equivalent) Required or
  • Previous experience with administrative reporting and Yardi Preferred
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
  • OSHA 10 certification Required
  • advanced training or degree in building maintenance, management, construction, skilled trades, other related subject Preferred or
  • 1-3 years staff supervisory experience Required and
  • DL NUMBER - Driver's License, Valid and in State Required and
  • Willing and able to work occasional on-call shifts as needed.
  • HVAC/EPA certification Required and
  • Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance and 5 or more years’ experience in building maintenance. Required and
