The technician is responsible for maintaining curb appeal, overseeing daily physical maintenance, and supervising personnel. Duties include managing maintenance expenses, ensuring the property remains well‑kept, and handling emergency resident support outside of regular office hours.
- Monitor maintenance expenses to stay below budget
- Inspect community grounds each morning
- Perform turn tasks (painting, cleaning, maintenance) on vacant units
- Complete maintenance requests promptly
- Prepare vacant units for occupancy
- Conduct preventative maintenance activities
- Maintain landscaping, bushes, trees, and lawn
- Remove snow from community sidewalks
- Log weather and snow removal efforts
- Keep records of maintenance performed in units and on site
- Maintain KPG tools, equipment, and replacement parts
- Provide and maintain personal tool set
- Sweep, clean, and maintain all common areas
- Supervise contractors on site
- Provide emergency resident support after office hours
- Maintain resident and apartment preventative maintenance records
- Service and maintain all common amenities
- Conduct quarterly unit inspections
- Oversee physical maintenance of community, including inspections, reporting, and financial responsibility
- Ensure curb appeal through landscaping, lawn care, snow removal, and trash collection
- Supervise personnel, including training and evaluation
- Attend annual fair housing class
- Occasionally sit, climb, balance, or lift up to 75 lb; regularly stand, walk, use hands, reach, stoop, kneel, crouch, crawl, bend, talk, and hear
- Occasionally work in wet/humid conditions, near moving mechanical parts, high places, fumes, toxic chemicals, or risk of electrical shock
- Sometimes work outdoors in varying weather
