The Land Development Manager is responsible for overseeing the division’s land development program, directing activities such as roadway construction, water and sewer installation, earthwork, landscaping, irrigation, vertical construction, and public‑utility coordination. The role emphasizes zero‑defect homes, cost management, and adherence to schedules.
Key responsibilities include delivering new projects on time using construction schedules, contract documents, budgets, environmental studies, geotechnical reports, engineering and architectural plans, and permit compliance reports. The manager works closely with Area Construction Managers and the Director of Construction to deliver completed, ready‑to‑build home sites, assists in creating development budgets during entitlement, and value‑engineers project designs.
The position develops working relationships with jurisdictional entities to protect land use and development rights, oversees projects from permit approval through construction, recording plat, final certification, and community turnover, and manages all field‑operation aspects such as erosion control, grading, utilities, paving, sidewalks, landscaping, hardscaping, amenities, as‑built documentation, certifications, and compliance letters.
Additional duties involve HOA management (quarterly meetings, budget analysis, common‑area improvements), bond maintenance and guaranty retrieval, coordination of amenity/recreation centers and marketing windows, SWPPP management and compliance, regular budget reconciliation with the Director of Development, and other tasks assigned by the Director of Land Development.
Required qualifications include a high school diploma or equivalent (bachelor’s degree in construction management, engineering, or a related field preferred), at least five years of land‑development experience, strong computer literacy in word processing, spreadsheets, project scheduling, and data‑management software, detail‑oriented problem‑solving skills, a valid driver’s license with a good record, and valid auto‑insurance coverage.
Physical and site‑presence requirements demand regular in‑person attendance at communities, job sites, and offices, the ability to work more than eight hours per day in a construction trailer, operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift or carry equipment up to 50 pounds, and occasionally operate construction equipment.
