Leasing Specialist

Description

The Leasing Specialist reports to the Community Manager and is tasked with maximizing occupancy by generating qualified traffic, networking locally, scheduling appointments, securing rentals, promoting resident retention, and delivering exceptional customer service.

The role combines sales/marketing, administrative, and customer‑service duties, requiring coordination of move‑ins, market surveys, referral programs, lease tracking, fee processing, compliance with Fair Housing and tax regulations, and support for resident events and property appearance.

• Respond to phone inquiries, give apartment tours, and coordinate move‑ins
• Conduct market surveys and competitor shop visits
• Create and monitor referral and marketing programs to boost qualified traffic
• Maintain e‑shop, phone shop, and physical shop scores and meet closing‑ratio targets
• Process application fees, security deposits, rent payments, and related paperwork accurately
• Inspect units at move‑in, track lease renewals, expirations, and notices to vacate
• Ensure compliance with Fair Housing, tax regulations, and property occupancy standards
• Support resident events, maintain curb appeal, and oversee service request resolution within 24 hours
• Provide professional, courteous customer service at all times

Requirements

• High school diploma or equivalent; college preferred; Tax Credit Specialist accreditation a plus
• At least 1 year of customer service or sales experience (or related education)
• Strong computer skills; proficient in Microsoft Office; Yardi experience preferred
• Valid driver’s license and reliable transportation
