The New Home Advisor is tasked with selling homes and optimizing the customer experience across assigned communities. This includes touring model homes, guiding prospective buyers through homesites, managing post‑purchase communications, and ensuring a seamless process from initial contact through closing and delivery. Collaboration with sales, construction, design, and customer care teams, as well as the use of CRM tools, supports these objectives.
- Tour model homes and deliver effective sales presentations, using closing questions to secure buyers.
- Guide prospects around homesites, explaining layout, property lines, and construction status.
- Manage buyer backlog, providing status updates and coordinating issue resolution across teams.
- Input and leverage CRM data to drive sales activities in assigned communities.
- Prepare and process sales documentation, including purchase agreements.
- Collaborate with internal departments to ensure a seamless transition from model setup to home delivery.
- Generate leads by following up calls, and host public and broker events to drive traffic.
- Follow up diligently to close sales and attend weekly corporate sales rallies.
- Clearly explain the home‑building and buying process to make customers feel informed.
- Respond promptly and professionally to managers, brokers, and homebuyers to advance sales.
- Compile and submit weekly prospective‑customer traffic reports to management.
- Conduct competitor market analysis, tracking policies, pricing, and new community developments.
- Perform frequent standing, walking on uneven ground, stairs, and occasional lifting; drive buyers to sites.
- Work under varied weather conditions and construction environments.

Candidates should hold at least a bachelor’s degree (preferred), a real‑estate license where required, and a minimum of one year of sales experience, with new‑home sales experience considered an advantage. Strong knowledge of homebuilding practices, sales policies, and proficiency in Microsoft Office are essential for success in this role.
The position involves regular physical activity such as standing, walking on uneven terrain, and occasional lifting, as well as driving buyers to various sites. Work conditions can vary with weather and construction environments, requiring adaptability.
