Reporting to the Community Manager, the Leasing Specialist is tasked with maximizing occupancy by generating qualified traffic, networking locally, scheduling appointments, securing rentals, and promoting resident retention while delivering exceptional customer service.
Key sales and marketing duties include conducting leasing activities such as telephone inquiries, apartment tours, and move‑in coordination; performing market surveys and competitor shop‑outs; recommending on‑site marketing strategies; developing referral programs and outreach plans; and maintaining closing‑ratio and e‑shop scores in line with NRP policies.
Administrative responsibilities involve following NRP prospect and resident follow‑up procedures, inspecting apartments at move‑in, supporting lease renewal tracking, accurately processing application fees, security deposits and rent payments, keeping leasing areas organized, and complying with Fair Housing, tax compliance, and other legal standards.
Customer‑service tasks include assisting with resident function planning, maintaining curb appeal, monitoring service requests to ensure completion within 24 hours, providing courteous service at all times, and being available for community events and weekends.
The role requires a high school diploma or equivalent (college preferred) and at least one year of customer service or sales experience; strong computer skills, preferably with Microsoft Office and Yardi; and a valid driver’s license with reliable transportation. Tax Credit Specialist (TCS) accreditation is preferred.
