The Senior Development Manager oversees large-scale and complex development projects from acquisition through entitlement, design, construction, and delivery. This role is responsible for leading cross-functional teams, managing external consultants and contractors, and ensuring projects align with AlphaX’s vision of creating innovative, sustainable, and community-centered housing. The Senior Development Manager serves as a key leader in the development team, mentoring junior staff, resolving project challenges, and driving execution across multiple projects.

  • Direct and manage consultants, architects, engineers, and contractors; ensure deliverables are high-quality and on schedule.
  • Lead complex real estate development projects across acquisition, due diligence, entitlement, permitting, design, construction, and close-out.
  • Manage and report on project budgets, timelines, and KPIs to senior leadership and investors.
  • Contribute to shaping internal processes, project delivery standards, and company best practices.
  • Mentor and supervise Development Associates and Managers; provide guidance, training, and performance feedback.
  • Build and maintain advanced project pro formas and financial analyses; monitor project performance against underwriting assumptions.
  • Identify project risks across entitlement, financial, cost, and schedule; develop and execute risk mitigation strategies.
  • Represent AlphaX in meetings with municipalities, investors, lenders, and community groups.
  • Oversee entitlement and permitting processes; negotiate with city staff, agencies, and community stakeholders to secure approvals.

  • Strong knowledge of entitlement, permitting, and municipal planning processes.

  • Proven track record of delivering housing or mixed-use projects on time and on budget.
  • Collaborative leader who develops talent and builds effective teams.
  • Bachelor’s degree in Real Estate, Urban Planning, Architecture, or related field (Master’s preferred).
  • Excellent in interacting with public agencies, consultants, and community stakeholders.
  • 5–8 years of progressive experience in real estate development, with demonstrated leadership on entitlement and construction-phase projects in California.
