Assist the Chief Engineer in providing monthly Trend Analysis reporting on departmental activities (Brookfield Benchmarks), monthly billing amounts, customer complaints, number service requests etc. Achieve company mandated benchmarks for Lighting, HVAC, Electrical and Maintenance.
Review daily maintenance records, logs, reports and provide directions for repairs, follow up and completion of work orders.
Supervise staff and ensure scheduling to cover shifts; assist the Chief Engineer with time sheets and submit them to payroll.
Assist the Chief Engineer in developing and managing an operational budget and strategies. Obtain quotes and pricing for labor and materials as required.
Supervise the HVAC and electrical equipment preventive maintenance programs along with the programming and administration of the lighting computer and the Building Automation Computer.
Monitor new tenant construction through physical visits and review of blueprints submitted by construction department. Ensure all subsequent issues or deficiencies are recorded.
Keep abreast of industry advancements. In keeping with the standards of an AAA Complex, supervise and review the day-to-day operation of the Operations and Maintenance departments.

High School Diploma, GED, or trade school diploma with 5-8 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. Prior shift manager or supervisory experience preferred.
In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
Solid understanding of chemical water treatment theories and practices.
Seneca College Building Environmental Systems Operator Class I and II (BES I and II) designation or equivalent.
Highly sophisticated math skills. Ability to calculate somewhat complex figures such as percentages, fractions, and other financial-related calculations.
Expert organizational skills with an advanced inquisitive mindset.
Additional certification in one or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair.
The innovative mentality to develop methods that go beyond existing solutions.
Secondary education is required.
Thorough knowledge in the operation and maintenance of HVAC systems, building services, and Life Safety equipment.
Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.
