Operate, maintain, and manage building systems ensuring safety, efficiency, and sustainability.
Maintain a good understanding of the building’s fire alarm system, including regular inspections, testing procedures, and emergency power and security systems.
Manage tenant work order requests using the Angus TR system while ensuring tenant satisfaction with building operations.
Perform demand maintenance and repairs on fans, pumps, and other equipment as required.
Maintain operator logs, checklists, and inspection reports.
Obtain proposals from service providers for various building system repairs and investigations.
Track and schedule work, completing annual compliance testing and inspections.
Ensure that all Corporate OH&S Policies, Procedures, and Programs are implemented and strictly followed, including Environmental, Sustainability, and Property Management Policies and Procedures.
Provide tour and inspection reports on an ongoing basis. Support maintenance and ongoing improvements to WHMIS and environmental health and safety programs.
Assist in the efficient, effective, and successful operation of all base building equipment and systems, such as heating and cooling, central HVAC equipment, hydronic systems (including HVAC pumps), domestic cold and hot water systems, sanitary and circulating pumps, and various air-handling systems.
Prepare equipment and system surveys as required by management.
Maintain good knowledge of maintenance strategies and Original Equipment Manufacturer (OEM) data sheets and specifications.
Actively participate in energy management practices for all mechanical, electrical, and control systems.
Perform daily operational tasks, including daily checks, preventive maintenance, monitoring the BMS and controls, responding to work orders and ad hoc requests, water treatment, and critical system testing. This includes regular fire alarm and emergency power system testing and other JHA-required testing.
Inspect the building for safety hazards and regulation violations.
Assist base building and outsourced contractors in completing required tasks and obtain estimates and quotations for proposed work in the building as required.
Perform scheduled preventative maintenance using the Angus PM system.
Ensure cleanliness and housekeeping conditions are maintained to the highest standard.

Demonstrate strong knowledge of sequences of operation for mechanical/electrical systems, equipment start-up procedures, and various operational control strategies.
Strong knowledge of building HVAC, plumbing, electrical, BAS systems, and life safety systems.
3–5 years of experience in commercial property and office building management operations.
Highly collaborative and team-oriented personality; ability to work closely and problem-solve together.
Previous experience working with a variety of central heating and cooling plants, including chillers, boilers, pumps, cooling towers, valves, and hydronic systems.
Possess basic knowledge of minor building repairs, including (but not limited to) plumbing and fixture repairs in washrooms, painting and patching, ceiling tile and carpet flooring repairs. Basic knowledge of electrical systems troubleshooting, including light bulb and ballast repairs and fuse replacement.
Ability to read blueprints, mechanical drawings, and mechanical/electrical single-line diagrams.
Hands-on mechanical and electrical professional with strong troubleshooting skills.
Ability to work with Microsoft Excel, Microsoft Word, and Angus systems.
Valid driver’s license.
Strong skill set with respect to mobile devices such as phones and tablets.
4th Class Power Engineering license or BES certification.
Skilled in using heavy-duty power tools and light hand tools, with an understanding of basic PPE requirements.
General maintenance skills such as drywall, painting, sanding, flooring and carpet repairs, and door repairs are considered an asset.
