The Assistant Property Manager supports community accounting functions, administration, leasing, and personnel supervision. This role involves handling rent collection, deposit verification, data entry in Yardi, preparing accounting reports, and assisting with leasing duties and resident services.
- Collect and secure rental payments
- Scan and verify daily bank deposits
- Assist Community Director with rate approvals in Yieldstar
- Input daily transactions in Yardi and resolve validations
- Prepare accounting records, deposit accounting, and monthly close‑out reports
- Verify move‑out accuracy for integration with the rental collection company
- Deliver late‑rent notices and contact residents with unpaid balances daily
- Manage bad‑debt collection as needed
- Support eviction processes following municipal policies
- Enter checklist activities and Skip Watch data into Yardi
- Respond to Apartment Ratings inquiries for the Community Director
- Aid the team in achieving positive SatisFact scores
- Show apartments and prepare leases, including e‑signatures
- Maintain organized community office files
- Generate accurate and timely reports
- Process work orders to address resident service requests
- Inspect vacant units and ready them for market
- Assist resident renewal program to boost retention
- Perform periodic common‑area inspections, including balconies and patios
- Report observed maintenance issues
- Help plan and prepare resident events
- Follow all operational policies and procedures
- Comply with company safety policies and use required equipment
- Assume Community Director duties when directed
- Provide courteous service to residents, prospects, and coworkers
- Ensure reliable transportation for meetings and supply pickups
- Maintain emergency contact communication at home

- Stay knowledgeable of Fair Housing, collection, eviction, towing, and related regulations
- Be available for overtime, weekends, holidays, and evenings
- Travel and overnight stays may be required
- High school diploma or equivalent
- Strong high‑school‑level math skills for pro‑rations and deposits
- Excellent verbal and written communication
- Proficient in Microsoft Word, Excel, Outlook, and internet usage
- Experience in apartment/property management preferred
- Strong proficiency with Yardi or similar property‑management software
- Demonstrated leadership and team‑building abilities
- Valid driver’s license
- Preference for tax‑credit experience
