The Leasing Consultant greets prospective residents, assesses their housing needs, and conducts eligibility interviews. They showcase vacant and model suites, explain property amenities, and quote rental rates and promotions. Follow‑up calls, literature, and status tracking are performed, while funds for applications, security deposits and rentals are collected. The role also manages internet leads and maintains active social‑media engagement to boost reviews and ratings.
Mentoring of newly hired leasing consultants is also part of the job, helping them integrate and succeed.
Accurate and timely data entry into the on‑site PC‑based property‑management software is essential for leasing operations. The consultant ensures apartments are ready for occupancy by inspecting units, placing move‑in products, and adding final touches. Keys, move‑in packages, safety videos and required paperwork are distributed at lease signing.
Staying knowledgeable about current marketing and leasing techniques is required to meet affirmative marketing goals. The consultant seeks new residents through outreach, direct marketing, cold calling, literature distribution and contacts with government, social, religious and community organizations. Competitive rates and promotions are monitored by visiting rival properties and analyzing their marketing and sales tactics.
Candidates must have at least a high school diploma or GED; an associate degree in customer service or hospitality is preferred. One to two years of leasing or sales experience is required, with multisite experience considered a plus. A valid driver’s license, knowledge of fair‑housing laws, affordable‑housing programs, Microsoft Office, and strong customer‑service skills are essential; familiarity with Yardi/CRM is a plus. Weekend work, including Saturdays and Sundays, may be required.
Compensation is commensurate with experience, ranging from $14.96 to $20.95 hourly.
