  • Ensure continuous improvement in occupancy, affordable compliance, accounts payable and receivable, capital projects, unit renovations, resident and employee experience, Fair Housing compliance, emergency response, risk/loss management, and special claims collection.
  • Hold teams accountable for regular site visits, ensuring properties meet company standards for curb appeal, physical maintenance, and site operations.
  • Identify underperforming assets and implement strategic solutions to enhance performance, resident satisfaction, and property value.
  • Promote a positive workplace culture centered on community, integrity, and operational excellence, fostering an environment where employees and residents thrive.
  • Build and maintain strong relationships with owners, investors, internal partners, state agencies, and local officials to align business priorities and objectives.
  • Drive operational improvements by implementing best practices and company standards, optimizing key performance metrics.
  • Lead the management of over 60 properties and 7,700 apartment units across Southern and Northern California, ensuring operational efficiency and compliance with all applicable regulations.
  • Manage and oversee the operating P&L for the assigned portfolio, working closely with ownership to develop, implement, and track budgets effectively.
  • Oversee staffing needs and performance, partnering with Human Resources to recruit, develop, and retain top talent within the region.

  • Strong leadership skills, holding your team accountable and fostering collaboration across departments to achieve objectives.
  • Bachelor’s degree or equivalent experience.
  • Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem-solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident-centered environment, ensuring empathy, respect, and cross-functional success in all interactions.
  • Previous experience with major rehabs/renovations.
  • 15+ years in property management, affordable housing, or real estate operations, with at least 5–7 years in a senior leadership role overseeing a multi-state portfolio.
  • Highly financial savvy, with proficiency in reading operating statements, budgets and credit/debits/re-classes and accruals.
  • Strong working knowledge of LIHTC and project-based section 8 (HUD) affordable housing compliance programs; certifications such as CPO, CPM, SHCM, TCS, or BOS are a plus, along with experience in major rehabs and renovations.
  • Ability to travel within the portfolio and respond to off-hour emergencies as needed.
  • Experience with RealPage OneSite, Yardi and JD Edwards (or similar software program).
