The Operating Engineer ensures the efficient operation and maintenance of mechanical, electrical, and plumbing equipment for assigned properties. The role includes maintaining a clean and safe working environment, performing regular rounds and assessments, and carrying out preventive and corrective maintenance, painting, and housekeeping tasks.
Key duties involve performing all plumbing, electrical, and HVAC work, maintaining heating equipment, chillers, pumps, cooling towers, fan coil units, VAV, and air distribution systems, and monitoring mechanical and pneumatic equipment. The engineer verifies field conditions, makes necessary repairs, conducts preventive maintenance such as filter changes and bearing lubrication, and inspects engine rooms, generators, fire pumps, and related equipment. Additional tasks include replacing lighting fixtures, ensuring emergency exit signage functions, and conducting fire and life‑safety inspections.
Applicants must hold a High School Diploma or GED, with a graduate of an apprenticeship program or trade school preferred. At least three years of experience operating mechanical, electrical, and plumbing systems in a commercial property setting are required.
The position requires appropriate trade licenses, such as Journeyman or Master Electrician, Refrigeration Certificate of Fitness, High‑Pressure Boiler or Steam Operator licenses, and may need a Universal Technician certification for CFCs. A valid driver’s license with a good record, basic computing skills in Outlook, Excel, and Word, and thorough knowledge of building systems and energy management are also essential.
The work environment combines a professional office setting with travel between properties, often in varying weather conditions. Physical demands include stooping, standing, climbing, and regularly lifting at least 50 lb, as well as crouching, reaching, and clear communication for reading schematics and instructions.
The role includes on‑call and shift duties and may be the sole maintenance staff on duty during certain periods.
