The Maintenance Technician oversees and performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.
Key duties include responding to resident service requests, diagnosing the source of defects, and completing repairs in accordance with company policies, safety standards, and code requirements. The role also manages the “make‑ready” process for vacant apartments, conducting pre‑move‑out inspections, creating punch lists, scheduling vendors, obtaining necessary supplies, completing maintenance tasks, and inspecting completed work.
The technician develops and enforces standards for the cleanliness and appearance of community grounds, building exteriors, interiors, breezeways, signage, leasing offices, garbage areas, and parking lots to reflect Greystar’s high‑quality brand. Periodic inspections of work performed by internal team members and external contractors ensure compliance with quality standards, scope, and specifications, with corrective action plans implemented as needed.
Maintaining an adequate inventory of spare parts and maintenance materials, the technician works with the Community Manager to order supplies within budgetary guidelines. Monthly preventative maintenance procedures are completed as outlined in the Policy and Procedure Manual, and cost‑cutting measures are applied by repairing rather than replacing parts whenever possible.
The role conducts regularly scheduled Greystar safety meetings, ensures MSDS sheets are current, and stays up‑to‑date on OSHA and other safety regulations to maintain community compliance. Strong customer service skills are demonstrated by treating residents with respect, answering questions, and responding promptly and sensitively to maintenance complaints.
Compensation ranges from $33.00 to $35.00 hourly, with eligibility for performance‑based bonuses.
