The Project Manager oversees every phase of construction projects—from initial planning through closeout—ensuring work is completed on schedule, within budget, and in full compliance with contract documents, quality standards, and safety requirements. This role coordinates subcontractors and project partners, manages project accounting and cost controls, reviews and approves expenses, and prepares pay applications, contracts, and change orders. Daily progress is monitored through regular status meetings, with work plans adjusted as needed to maintain smooth project execution.
Key responsibilities include supervising the entire construction effort, ensuring subcontractors' work conforms to contract documents, and managing the project budget, team expenses, and cash‑flow. The manager reviews and approves all project costs, prepares pay applications for owner approval, and oversees project buyouts, submittals, and documentation. They maintain strict adherence to quality and safety standards, lead regular status meetings with architects, consultants, and subcontractors, and handle change orders and close‑out activities such as punch‑list resolution and final client acceptance. Effective communication with all parties is essential to keep the schedule on track.
